The problem

A beautiful apartment is not always a good investment

On the Costa del Sol it is easy to buy a flat “for rental”. It is harder to check whether that specific address can host tourists at all.

Owning is not the right to rent

The right to buy a flat does not mean the right to run tourist rentals in it. The check should come before you pay a non-refundable deposit.

A “licence” in a listing guarantees nothing

A VUT entry for your neighbour or an active Airbnb listing does not legalise your plans. What counts is the document for your address, not an agent’s promise.

Revenue is not the result

Community fees, IBI, cleaning, platform commissions and management can turn a cautious scenario into a loss. You will see it in the numbers below.

Frequently asked questions

Is this legal or tax advice?
No. The material is educational and does not replace individual legal, tax, planning or insurance advice. The word “confirmed” in the Passport means you hold the evidence, not that AR Marbella has granted a licence. Whether an activity is permitted is assessed by the competent authorities and specialists.
Does the e-book cover all of Spain?
No. It covers mainly Andalusia, with a focus on the Costa del Sol. Do not apply the registration procedures from the book to Valencia, Catalonia, the Balearic Islands or Madrid.
Will the calculator show how much I will earn?
We do not promise a profit. The calculator shows a model operating result for assumptions you enter yourself, in three scenarios. It does not include income tax, loan repayments or depreciation, and ROI does not confirm that renting is legal for a given unit.
In what language and format are the files?
The e-book, the Rental Ready Passport and the calculator are currently written in Polish. The e-book and the Passport are PDF files (the Passport is a form to fill in on a computer, with a print version). The calculator is an Excel (.xlsx) file.
Can I ask for an invoice?
